I am still active and independent. Is Ferris Hills right for me?
Yes, Ferris Hills provides a unique opportunity for active and independent senior adults to enjoy a retirement lifestyle with peace of mind for the future, surrounded by friends and neighbors. Because Ferris Hills features independent residential living in apartment homes, those who want to maintain their current lifestyle can do so without the burden of home maintenance.
Where is Ferris Hills located?
Ferris Hills is located in Canandaigua, New York, overlooking beautiful Canandaigua Lake. From Route 332 (Main Street), turn west on Parrish Street and then south on West Lake Road (County Road 16) for less than one mile. In the heart of the Finger Lakes, Ferris Hills is in close proximity to a host of local attractions and Rochester is just 30 minutes away. See the map for directions.
How is Ferris Hills different from other senior living options?
There are a number of distinctions:
Ferris Hills offers a full continuum of care, including independent living at Ferris Hills, enriched living at Clark Meadows and skilled nursing care and other support services through the M.M. Ewing Continuing Care Center and Thompson Health.
A refundable entrance fee plan offers exclusive estate protection benefits.
The community is backed by Thompson Health.
Why should I retire to Canandaigua?
The city of Canandaigua offers a variety of entertaining, educational and cultural opportunities, all nestled in the beauty of the Finger Lakes. Do a web search on Canandaigua and you will see all the wonderful attractions the area has to offer.
Will my family and friends be welcome to visit?
Absolutely! We encourage grandchildren and other family and friends to visit Ferris Hills. Guest are welcome in the dining rooms and overnight guest suites are available for a nominal fee.
What dining services will be available at Ferris Hills?
Our resident service plan includes a continental breakfast and one meal a day in the dining room for each resident. Our goal at Ferris Hills is to create a superior dining experience the entire community can enjoy. Meal credits may be granted for time away from the community and used for guests.
Is transportation available?
Complimentary scheduled transportation is available to all major shopping, religious, and medical facilities. Unscheduled transportation is offered with 24-hour notice within the general area.
Are housekeeping services provided?
Apartment homes are cleaned on a weekly basis. Housekeeping services include changing and washing of your sheets, cleaning all bathrooms and the kitchen, vacuuming, and dusting. Heavy cleaning will be provided periodically.
What social, educational, and cultural opportunities can I enjoy at Ferris Hills?
Our Resident Services Manager will coordinate activities designed to build community involvement and encourage people to grow and thrive. Activities such as lecture series, cultural programs, trips, and arts and crafts abound.
I have not moved in years. Is help available?
Ferris Hills provides move-in coordination to assist you in planning your move. We realize this is a major transition and we want to make it as convenient and enjoyable as possible.
Is Ferris Hills a secure place?
Ferris Hills employs 24-hour personnel on site to monitor those who enter the community and apartment buildings. The emergency call system in your residence can be used to communicate with staff if an emergency situation occurs.
Does Ferris Hills have emergency response systems in each residence?
Every home is equipped with an emergency call system. Our personnel will respond immediately, 24-hours-a-day.
How do I receive my mail?
You will have a private U.S. postal service box assigned to you and packages can be accepted and held in the reception area.
Does anyone besides me have access to my home?
Only security and key management personnel have access to your home with prior notification provided upon entry. Maintenance and housekeeping will be scheduled by appointment only.
Is there additional storage space for residents?
All apartment residences at Ferris Hills have a private storage space located in a central storage area. Residents are asked to use their own locks to secure personal belongings.
What types of exercise programs are available at Ferris Hills?
Daily exercise programs, a fitness center with state-of-the-art exercise equipment, and outdoor walking trails are available for residents.
Is covered parking available?
Yes, parking is available in temperature controlled, underground garages for an additional fee.
Can I bring two vehicles to Ferris Hills?
Yes, additional outdoor parking spaces are available at no extra charge.
Can I pursue my hobbies at Ferris Hills?
Ferris Hills has several activity areas available for painting, gardening, woodworking, arts and crafts, and other hobbies.
What types of residences are available at Ferris Hills?
The Ferris Hills campus includes 84 apartment homes featuring one- and two-bedroom floor plans. All apartment homes include a balcony or patio.

What is furnished in my residence?
Your residence at Ferris Hills is decorated with a neutral, warm color palette. Amenities include individually controlled heating and air-conditioning, as well as a washer, dryer, microwave, full-size stove with oven, full-size refrigerator/freezer, disposal, and dishwasher. Ferris Hills maintains all appliances. Each resident will provide their own furniture and window coverings (mini-blinds are provided).
What type of telephone and Internet access will be provided?
While each resident is responsible for his or her own phone and Internet services, two telephone lines are available and basic cable service is included. A computer center is also available with Internet access.
Will I have to downsize when I move to Ferris Hills?
In most cases, moving to a retirement community does mean moving to a smaller residence. Our Senior Living Counselor can identify resources to assist you in sorting through a lifetime of accumulation, accept donations or assist in estate sales.
Are pets allowed?
Yes, the resident handbook outlines specific pet policy guidelines, but as a general rule cats and small dogs are allowed.
Do I own my residence at Ferris Hills?
You do not actually have equity ownership in your residence. Your resident agreement provides flexibility not available with home ownership. For example, if for some reason you choose to move to a smaller apartment home, you do not have the burden of selling your home. Instead, we will adjust your monthly service fee in accordance with your residency agreement. Additionally, if the residency agreement is terminated, you or your estate will receive a 100% refund directly from Ferris Hills without real estate transaction fees.
How does Ferris Hills compare to the costs of living at home?
In comparison with the costs of living at home, several very important intangible benefits provided at Ferris Hills need to be considered. First, you’ll enjoy invaluable peace of mind knowing unlimited lifetime access to enriched living and long-term care is available if it becomes necessary. Second, the new low-maintenance lifestyle you will enjoy means more time to pursue your favorite hobbies and pastimes. You can lock your door and leave without worry. Third, you, your spouse, and your family will have the assurance all of your needs are taken care of as the years pass. We believe all of these benefits provide a substantial value and priceless peace of mind to the residents of Ferris Hills.
What services are covered by payment of the monthly services fee?
Many expenses you now pay in your own home, including property taxes, insurance, and maintenance are included in your monthly fee. Other services include one meal per day per resident, utilities except for telephone, housekeeping, flat linen service, complimentary local transportation, programs coordinated by our Resident Services staff, grounds maintenance, all in addition to lifetime access to enriched living and skilled nursing care, if ever needed.
Are deposits and monthly service fees subject to increase?
Because Ferris Hills is a not-for-profit community, it will only be necessary to raise fees from time to time to cover necessary costs of operation.
If I travel, will I still have to pay a monthly service fee?
Yes, but if you are gone more than two consecutive weeks, you will receive a vacation credit for meals not taken.
What are the levels of residential living and care provided at Ferris Hills?
Independent living is for senior adults who desire an active and maintenance-free lifestyle. Enriched living at Clark Meadows offers seniors who may need assistance with the activities of daily living, the extra help they need. Skilled nursing and other care services are available at the F.F. Thompson Continuing Care Center, which provides licensed nursing care for those with more acute medical needs.
What other medical services are provided?
The M.M. Ewing Continuing Care Center provides full-service care specialized to the unique needs of senior adults. The following services are offered at the care center:
Long-term Care Program
Medically Complex Program
Skilled Rehabilitation Program
Alzheimer’s/Dementia Program (mid-stage to advanced)
Medical Adult Day Program
What extra fees are required if I ever move to Clark Meadows or the Continuing Care Center?
Your entrance fee at Ferris Hills will be refunded and you will pay the daily rate at either level of care. You will receive priority residency at Clark Meadows and coordinated access to the Continuing Care Center.
What if my spouse develops a serious long-term illness?
He or she can move to enriched living or the Continuing Care Center. The remaining spouse could continue to reside in their current Ferris Hills residence and pay a single occupancy monthly service fee rate.
My spouse cannot live independently now. What do I do?
You may care for your spouse in your residence as long as they are not a danger to themselves and/or their care is not disruptive to other residents. Or you may reside in an apartment home and your spouse will have access to on-site enriched living or long-term care at the Continuing Care Center.
What if my spouse passes away before I do?
If a spouse passes away, the surviving spouse would maintain their Ferris Hills residence and the monthly fee would be adjusted for single occupancy.
Is short-term stay for rehabilitation available?
Yes, a short-term stay can be arranged at Clark Meadows, but it is not covered in your residency agreement. All short-term care would be the responsibility of the resident.
What happens to my Ferris Hills resident deposit in case of a permanent stay at Clark Meadows or in long-term care?
In accordance with your residency agreement, your deposit will be refunded 100% upon termination of your agreement in the event of move-out or death, as soon as your apartment home is occupied.
Who owns Ferris Hills?
Thompson Health owns Ferris Hills. This is a not-for-profit corporation led by a voluntary Board of Directors who receive no remuneration for their services.
